First Notice of 2025 Annual Meeting and Board Election

TO ALL MEMBERS:

On Saturday, November 08, 2025 at 10:00 AM in Our Lady Star of the Sea, Catholic Church, 4000 S. Atlantic Ave, New Smyrna Beach, FL 32169 and remotely via Webex, the Annual Meeting of the Association will be held for the purpose of electing directors and such other business as may lawfully be conducted. Subsequent to this “FIRST NOTICE” you will receive a “SECOND NOTICE OF ANNUAL MEETING” which will specify the Agenda and advise of other important information concerning the Annual Meeting.

Meter Bank Install

Good Morning All,

We are finally doing this large project we started working on last year. It took this long for all the materials to be delivered. Keep in mind, this project is paid for from last year’s Special Assessment.
If you are not familiar with the project I will explain. There are 4 boxes of meter banks (2 on building C and 2 on building G). These banks house the meters that tie into the individual units. These original banks (1972/1973) were manufactured by Federal Pacific. That company has since gone out of business and now insurance companies will not insure properties with their equipment. This is the reason we are doing this upgrade. It took a year for the materials to come in because thousands of properties had the FPE equipment so there was a huge backlog on the parts. Our parts have finally arrived! I met with the contractor this morning and we have a game plan as follows:

Buildings A, B, C, D, E (north side)
Friday, April 4th – Giles Electric electricians will be on property prepping and labeling the new meter banks.

Monday, April 7th – Giles Electric will begin the work at 7am. Your power will be off approximately 10 to 12 hours, barring any complications. We will need access to all the affected units at the end of the installation just to verify the power in each unit is working.

Buildings F, G, H, I (south side)
Friday, April 11th – Giles Electric electricians will be on property prepping and labeling the new meter banks.
Monday April 11th – Giles Electric will begin the work at 7am. Your power will be off approximately 10 to 12 hours, barring any complications. We will need access to all the affected units at the end of the installation just to verify the power in each unit is working.

We know that this is a huge inconvenience for everyone and we will try to make it as easy as possible. We could run into issues that would cause the power to be off longer than expected but know that staff and Giles Electric will do everything in our power to get the power on as quickly as possible. Remember – planning on 10 to 12 hours but it could be longer.
